Foundation and and structure

• The foundation base has been constructed by improving the terrain through excavation and the subsequent laying of selected soil, under the supervision and guidance of geologists.

• The foundation will be made with a reinforced concrete slab, complying with the specific regulations of the Technical Council, the Building Code, the mandatory Basic Documents of the CTE, and the Eurocode standards.

• Additionally, we will comply with the applicable Technological Standards, earthquake- resistant regulations, and Radon gas protection measures.

• The entire building structure is constructed using a highly innovative construction system, guaranteed for 10 years. This system consists of a solid, three-dimensional composite concrete structure with thermal and acoustic insulation, resulting in an A-rated energy efficiency certificate. The system is fire and waterproof, hurricane-proof, earthquake- resistant, more eco-friendly, and quick to install.

• The homes are certified with an Energy Rating of A.

Roof and covers

• The non-walkable flat roofs are waterproofed with two layers of 4 kg asphalt felt, composed of polyester fiber.

• The walkable roofs (terraces) will have the same finish as the rest of the terraces on the plot.

• Rainwater is collected on the roof through drainage outlets.

Facades

• The exterior walls are part of the structure, with thermal and acoustic insulation, onto which mortar is applied with a flexible single-coat finish (color to be determined by the project manager).

Exterior carpentry

• Door and window frames are made of anthracite gray PVC with a thermal break. Windows and sliding doors have double glazing with an air chamber. The height of exterior PVC doors will be 2.40 m. The exit doors in the living room will be Hebe-Siebe type.

• The main entrance door (210 cm x 90 cm) is made of metal sheet with a single 90 cm leaf, in anthracite gray, with a reinforced lock.

Interior carpentry

• Passage doors: 82 cm x 230 cm (excluding doors where the false ceiling is at a height of 2.20 m, which will be 82 cm x 203 cm), installed with four hinges, made of solid MDF, finished in white lacquer with chrome handles. Doors with locks in bathrooms.

• Built-in wardrobes (bedrooms) with hinged doors, lined interior with a shelf, metal bar, and drawers.

Interior walls and ceilings

• Interior partitions made of laminated plaster boards with thermal and acoustic insulation based on rock wool.

• All interior walls are painted in color 9010, and ceilings in white. They are finished with smooth, semi-matte plastic paint.

• Bathrooms: Finished with ceramic tiles. The remaining areas are painted in moisture- resistant color 9010 paint.

• False ceilings throughout the house (except where air conditioning installation requires otherwise), made of laminated gypsum board.

• Ceilings in Bathroom 1, Bathroom 3, and Bathroom 4 will be removable.

Flooring

• Interior flooring: 60 cm x 60 cm ceramic tiles throughout the house.

• Exterior flooring: 60 cm x 60 cm non-slip ceramic tiles on terraces and pool area.

Kitchen furniture and appliances

• Wall unit and kitchen island are defined in the plans.

• Kitchen: The backsplash between upper and lower cabinets and the countertop of the upper kitchen unit are finished with wooden panels.

• Island countertop made of ceramic material.

• Includes a sink with a single-lever faucet, an electric water heater (located in the laundry room), and pre-installation for accessories.

• Includes an extractor hood and an electric induction cooktop with 3 cooking zones (Balay brand or similar).

Plumbing, sanitation and faucets

• Ground Floor Bathrooms (PB): Wall-hung white toilet with a soft-close seat. Integrated shower floor with a glass screen, fixed shower, and handheld shower in chrome finish. Linear drain. Wall-mounted vanity unit with a matte white sink, chrome finish faucet, and two wooden drawers. Mounted mirror.

• First Floor Bathrooms (P1): Wall-hung white toilet with a soft-close seat. Integrated shower floor with a glass screen, fixed shower, and handheld shower in chrome finish. Linear drain. • Two outdoor water outlets, one for irrigation and one for a hose.

• Hot water is produced through electric water heater, with the unit installed in the kitchen cabinet.

Heating and air conditioning

• Ducted air conditioning system with a heat pump, installed throughout the house except for bathrooms and hallways.

• Electric underfloor heating in bathrooms, with an individual thermostat for each zone.

• Air renewal system in the kitchen, bathrooms, laundry room, and guest toilet.

Electricity, lighting and telecommunications

• Includes LED lighting in the living room.

• Doorbell at the entrance of the property.

• Telecommunications box at the entrance of the house for router installation (router not included).

• Electrical panel located at the entrance of the house.

Pool and garden

• Landscaped area with a drip irrigation system.

• Private pool (9.80 m x 4.50 m) with a chlorine-based water treatment system. Built-in stairs. Depth: 120 cm – 180 cm. Three white pool lights.

• Fixed stainless steel anti-limescale outside shower.

• Shower floor made of non-slip porcelain stoneware.

• Exterior enclosure of the plot will be made with mesh and perimeter vegetation.
